UK landlord, homeowner, commercial and LPG enquiries
Compare a complete gas safety quotation, not an invented national price
There is no official fixed fee. HSE says Gas Safe Register does not control engineers' charges and advises obtaining quotations from three engineers. Give each provider the same postcode, property use, fuel, appliance and flue list, access details and required paperwork so the comparison means something.
The direct cost answer
Six facts are more useful than a generic price range
Price the real attendance area
Travel, parking, restricted access and engineer availability cannot be checked from a county or town name alone.
Landlord, homeowner or business
A landlord record, homeowner safety request and commercial dutyholder inspection are different purposes and should not share an assumed price.
Natural gas or LPG
State whether the property uses mains natural gas, cylinders or a bulk LPG tank. Engineer categories must match the actual fuel and work.
List every item in scope
Include boilers, fires, cookers, hobs, heaters and relevant flues, with locations and clear data-plate photographs where possible.
Plan one workable visit
Confirm occupancy, tenant notice, keys, parking, communal areas, restricted spaces and the genuine record due date.
Inspection, service, repair or record
A gas safety check, appliance service, diagnosis, repair, installation and commissioning are separate scopes. State every outcome needed.
What changes the quotation
Ask every provider to price the same written brief
| Quote driver | What to send | Why it matters | What to confirm |
|---|---|---|---|
| Postcode and attendance | Full address, parking, keys, occupancy and access restrictions. | Travel and safe access affect whether the scope can be completed in one visit. | Coverage, travel or parking position and failed-access terms. |
| Appliances and flues | Complete list, type, location, make, model and data-plate photographs. | Different appliances and flues require different checks, time and competence. | Exactly which appliances and relevant flues are included. |
| Property and purpose | Landlord, homeowner, agent, commercial or mixed-use status and requester wording. | The duty, inspection purpose and expected record are not interchangeable. | The named inspection and document to be supplied. |
| Fuel and equipment category | Natural gas, LPG cylinders or tank, plus domestic or commercial equipment. | Registration categories must match the fuel, appliances and work. | Competence check and any specialist attendance assumptions. |
| Additional work | Service request, symptoms, known faults, previous advice and repair history. | Servicing, diagnosis, repairs and parts go beyond a basic safety-check scope. | Separate pricing or explicit exclusions for follow-up work. |
| Commercial terms | Requested appointment, cancellation needs and invoice recipient. | A headline figure is incomplete if VAT, travel, parking or return attendance is unclear. | VAT position, payment terms, cancellations and extra attendance. |
Compare like for like
A lower figure is not better value when the scope is smaller
Address and responsible contact
The quotation should identify the property, landlord, homeowner, business or agent and the person arranging access.
Fuel, appliances and flues
Check that every provider has priced the same complete list and the same domestic, commercial or LPG setting.
Record and delivery method
Confirm the document to be supplied, who receives it and whether electronic or printed delivery is included.
VAT, travel and exclusions
Ask whether VAT is included, excluded or not applicable, then check parking, cancellations, failed access and return-attendance terms.
Choose the correct quotation route
Domestic landlord, homeowner, commercial and LPG work are different scopes
Annual landlord gas safety record
Send the tenancy status, previous check date, landlord-provided appliances, relevant flues, access contact and any managing-agent responsibility.
State why the check is requested
A homeowner safety check, boiler service, sale-related request, fault investigation and repair are different outcomes. Forward the requester's exact wording.
Commercial appliance and dutyholder scope
Provide the business use, commercial appliances, ratings, pipework, ventilation, flues, operating restrictions and required record.
Fuel-specific competence and supply details
Send the tank or cylinders, regulators, hoses, pipework, every appliance, premises or unit type and the exact certificate or inspection requested.
Keep separate work visible
A certificate quotation should not hide servicing, repairs or parts
HSE warns that an annual service should not be assumed to include every point required by the landlord safety check, and the safety check should not be assumed to provide all necessary maintenance. Ask for each requested item to be described separately.
The inspection result cannot be guaranteed before the visit. Diagnosis, repairs, replacement parts, installation, commissioning and return attendance depend on the actual finding and should be authorised under a clear additional scope.
If a defect is found
Keep the original inspection record with the later remedial evidence
The record should not be held back until every repair is complete
HSE says the landlord gas safety record should be issued after the required checks and should not be delayed even when defects or concerns are found. The record can show the adverse findings.
Unsafe equipment must not be used. The landlord or dutyholder should keep the original record with the authorised repair, replacement, recommissioning or other follow-up evidence.
The initial quotation should explain what happens when additional work is required, including how another scope, parts or attendance will be approved.
What a sound quotation delivers
Clarity before attendance and usable evidence afterwards
Written scope and assumptions
Property, purpose, fuel, appliances, inspection type, access, record, VAT position and exclusions are stated clearly.
Engineer identity and matching categories
Check the attending engineer's current Gas Safe ID card and confirm the work categories match the fuel, appliances and task.
Record of the agreed inspection
The record identifies the property, engineer, appliances or flues checked, results and required safety information for that scope.
Separate authorisation and evidence
Diagnosis, repairs, parts and return visits are documented so the inspection record and later work can be retained together.
Coverage and availability
Every enquiry is checked by postcode and required competence
Regular work covers London, Essex and Kent. Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex can be considered when the right trade is available. Other areas are considered by request after the postcode, property use, fuel, appliances and work categories have been checked.
