Whether you’re renting out a flat, house, or even a single room with gas appliances, this certificate isn’t optional. It’s a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. And if it lapses, you could face fines or even prosecution.

What Is a Landlord Gas Safety Certificate?
A Landlord Gas Safety Certificate is a document issued after a Gas Safe registered engineer has inspected all gas appliances, pipework and flues in a rented property. The check ensures everything is working safely and efficiently.
After the inspection, you’ll receive a Gas Safety Record detailing:
- Each appliance tested
- Any faults or safety issues
- Work carried out or needed
- Confirmation of compliance
This certificate is sometimes called a CP12 form, although that’s an older term.

Who Needs One?
All landlords in England, Scotland, Wales and Northern Ireland who let out residential property with gas appliances must have a valid gas safety certificate. This includes:
- Private landlords
- Housing associations
- Local authorities
- Holiday let owners
- Student accommodation providers
Even if you’re letting a room in your own home and there’s a gas hob or boiler, you’ll likely still need a certificate.
How Often Do You Need It?
You must renew the certificate every 12 months. You can arrange the annual check up to two months before the expiry date and still preserve the original renewal date.
For example, if your last certificate was dated 1st September 2024, you can get your next inspection done any time from 1st July 2025, and the new certificate will still run from 1st September 2025.
Who Can Issue a Gas Safety Certificate?
Only a Gas Safe registered engineer is qualified to carry out the inspection and issue the certificate. You can check if someone is registered by visiting the Gas Safe Register website or asking to see their ID card.
Beware of unregistered tradespeople offering cheap checks – using them not only risks safety but also invalidates the certificate.
What Happens During the Inspection?
The engineer will:
- Check gas appliances like boilers, cookers and fires
- Inspect flues and chimneys
- Test the gas pipework for leaks
- Ensure proper ventilation is in place
- Make sure safety devices are working properly
The visit usually takes between 30 to 60 minutes, depending on the size of the property and number of appliances.
What If Something Fails the Check?
If there’s a safety issue, the engineer will either:
- Fix it on the spot (if possible), or
- Disconnect the faulty appliance and mark it unsafe
- You’ll need to get the problem sorted before the certificate can be issued.
Do Tenants Need a Copy?
Yes – by law, you must:
- Give new tenants a copy before they move in
- Provide existing tenants with a new copy within 28 days of the check
You should also keep your own records for at least two years.
What’s the Cost of a Gas Safety Certificate?
Prices vary depending on location and number of appliances. On average, expect to pay between £85 and £120 for a standard property. If you have multiple appliances or properties, you may be able to get a discount from your engineer.
