Start with why the visit is needed

"LPG boiler certificate" can describe several different enquiries

A landlord's annual gas safety check, an owner-requested safety inspection, routine boiler servicing and fault repair are not interchangeable. The purpose, property use and requested evidence must be identified before the work is quoted.

For rented accommodation, the annual check and record follow landlord gas-safety duties. For an owner-occupied home, an inspection or service should be described accurately without presenting it as a statutory landlord record.

Choose the closest property and duty

Which LPG boiler booking route applies?

The same boiler can require different evidence depending on who occupies the property and why the check is being requested.

Rented home or holiday accommodation

Identify the tenancy or guest use, every landlord-provided LPG appliance and the annual-check deadline. Ask for the landlord route when a statutory record is required.

View landlord LPG safety checks

Owner-occupied rural home

Request the safety check, service or maintenance evidence actually needed. An owner visit should not be sold as a statutory landlord record when no rental duty applies.

View LPG boiler servicing

Static caravan, lodge or park home

These properties can require LPG competence specific to the accommodation category, even where the appliance itself is a boiler.

Use the static caravan LPG route

Commercial or communal boiler

A business, plant room, communal system or boiler serving several dwellings can require commercial categories and a wider system scope.

Use the commercial LPG route

What may be checked during an LPG boiler safety visit

The checks depend on the boiler, installation, property category and record requested. Declare other appliances and any known fault before attendance.

Boiler operationIgnition, controls, safety devices and safe operating condition within the agreed safety-check scope.
Flue and combustionFlueing, products of combustion and combustion performance where applicable to the boiler and installation.
VentilationVentilation and combustion-air provisions relevant to the appliance, room and property.
Supply and isolationAccessible LPG supply components, isolation and pipework checks within the quoted property scope.
Installation contextBoiler location, property type, appliance category and visible factors that affect safe use or competence.
Outcome and recordThe completed checks, findings and any defect, warning, isolation or separate remedial action are recorded appropriately.

Book the work you actually need

LPG boiler safety check, service and repair are different jobs

They can sometimes be arranged for the same attendance, but each task must be requested and quoted. HSE warns landlords not to assume that completing one automatically satisfies the other.

Safety check and record

Assesses safety within the agreed scope and records the checks and outcome. For a relevant rented property, this must meet the annual landlord-check requirements.

Boiler service

Maintenance completed to the manufacturer's instructions, or appropriate engineering guidance where instructions are unavailable. It can include work beyond the safety record.

Fault diagnosis and repair

Investigates a breakdown, lockout, leak, poor performance or known defect. Parts, repairs, recommissioning and return attendance are separate unless included in writing.

A safety visit is not a guaranteed pass. The engineer records the actual outcome. If a defect is found, the record and any remedial documentation should be kept together; unsafe equipment must not be represented as passing.

Official guidance behind the booking route

Check the engineer's competence and keep maintenance separate from the annual record

LPG fuel, boiler and property competence

Gas Safe Register advises checking that the engineer is qualified for the LPG appliance and the property type. Registration for one type of gas work does not prove competence for every LPG boiler or accommodation category.

Avoid an incomplete or mis-routed visit

Four steps to request the right LPG boiler attendance

A complete enquiry lets the team check fuel, boiler, property and work categories before proposing an appointment.

1. Explain the dutyState whether this is a landlord check, owner safety request, service, fault, sale, insurer or site requirement.
2. Identify the systemSend the boiler make and model, data-plate photo, LPG supply and every other connected appliance.
3. Confirm location and accessProvide the full postcode, property type, boiler location, parking, keys and deadline.
4. Receive the recorded outcomeThe engineer records the completed checks and explains any defect, repair, isolation or separate return visit.

Check current feedback before sending the boiler, property and duty details

Read Upkeepone's live Google results before requesting an LPG boiler safety check. The feedback remains in its original context rather than being copied into selected website quotations.

Proof before commitment

The registration categories must match the LPG boiler and property

The correct engineer is determined by the fuel, appliance, work and property setting. That is why the quote starts with evidence rather than a generic certificate label.

Correct LPG category

The engineer's Gas Safe registration must include the relevant LPG, boiler or central-heating work and property category.

Declared and accessible scope

The boiler, other appliances, supply arrangement, property use and access are confirmed before attendance.

Accurate outcome

The record reflects the checks completed. A defect or separate repair is not hidden behind a promised pass certificate.

Continue with the closest LPG service

Choose servicing for planned maintenance, the landlord page for rented accommodation, or the property-specific route where a domestic boiler page is not enough.

Questions before booking

LPG boiler gas safety certificate FAQs

Is an LPG boiler gas safety check the same as an LPG boiler service?

No. A gas safety check assesses safety within the agreed scope and records the outcome. A service follows the boiler manufacturer's maintenance instructions and can include additional cleaning, adjustment and condition work. HSE says landlords should not assume that a service automatically meets the annual safety-check duty, or that a safety check is a full service.

Does an owner-occupied home legally need an annual LPG boiler certificate?

An owner-occupier does not have the annual landlord gas-safety duty merely because the home has an LPG boiler. Safe installation, appropriate servicing and maintenance still matter. Gas Safe Register advises annual servicing and safety checking of fixed LPG appliances, or following the manufacturer's guidance. An insurer, buyer, lender or site manager may also ask for specific evidence.

Does a landlord's annual gas safety check include an LPG boiler?

In relevant rented accommodation, landlord-owned or provided gas appliances and flues must receive the required annual safety check. This can include an LPG boiler and its flue. The booking must identify the tenancy, property type, fuel and all landlord-provided appliances so the correct record and engineer competence can be confirmed.

Can an LPG boiler service replace a Landlord Gas Safety Record?

Do not assume so. HSE treats maintenance and the annual landlord gas safety check as related but distinct duties. If both are required, request both clearly and ensure the engineer records the annual safety-check information as well as completing the agreed service work.

What qualifications should an LPG boiler engineer have?

The engineer must be Gas Safe registered and competent for the work being completed. The registration categories must match LPG, the boiler or central-heating work and the property setting. A registration card or the Gas Safe Register should be checked rather than assuming that every registered engineer holds every LPG category.

What may be checked during an LPG boiler safety visit?

The agreed scope may include the boiler's safe operation and controls, flueing, combustion, ventilation, safety devices and accessible gas supply or isolation components. The exact tests depend on the boiler, installation, property type and purpose of the visit. A full service, repair, tank inspection or park-wide supply check is not included unless separately agreed.

Will I still receive a record if the LPG boiler has a defect?

The record should reflect the checks completed and their actual outcome. A defect, warning, isolation or recommended remedial action may be recorded; the visit is not automatically a pass certificate. Parts, repairs and return attendance are normally scoped and quoted separately, and remedial records should be kept with the safety record where relevant.

How much does an LPG boiler gas safety check cost?

Current guide pricing starts from £155 for a single declared LPG boiler, accessible pipework and the appropriate safety-check record. VAT, travel, property category, boiler details, access and the work requested can change the final quote. A service, fault diagnosis, parts, repairs and return visits are separate unless expressly included.

Is this the correct route for a static caravan, park home or commercial boiler?

Not always. Static caravans, lodges and park homes may require property-specific LPG competence, while commercial or communal boiler systems can require commercial categories and a wider scope. Send the exact property and system details before booking so the enquiry can be moved to the correct route.

Which areas do you cover for LPG boiler safety checks?

Regular work covers London, Essex and Kent. Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex can be considered when the right LPG trade is available. Other UK areas are considered by request after the postcode, property, boiler, fuel supply, access and required engineer competence are checked.
