Is an LPG boiler gas safety check the same as an LPG boiler service?
No. A gas safety check assesses safety within the agreed scope and records the outcome. A service follows the boiler manufacturer's maintenance instructions and can include additional cleaning, adjustment and condition work. HSE says landlords should not assume that a service automatically meets the annual safety-check duty, or that a safety check is a full service.
Does an owner-occupied home legally need an annual LPG boiler certificate?
An owner-occupier does not have the annual landlord gas-safety duty merely because the home has an LPG boiler. Safe installation, appropriate servicing and maintenance still matter. Gas Safe Register advises annual servicing and safety checking of fixed LPG appliances, or following the manufacturer's guidance. An insurer, buyer, lender or site manager may also ask for specific evidence.
Does a landlord's annual gas safety check include an LPG boiler?
In relevant rented accommodation, landlord-owned or provided gas appliances and flues must receive the required annual safety check. This can include an LPG boiler and its flue. The booking must identify the tenancy, property type, fuel and all landlord-provided appliances so the correct record and engineer competence can be confirmed.
Can an LPG boiler service replace a Landlord Gas Safety Record?
