What Is a Gas Safety Certificate (CP12)?

A Landlord Gas Safety Record is the document often requested as a CP12 or gas safety certificate for a rented home. It identifies the property, landlord or agent, engineer and check date, then records the appliances and flues checked, the findings and any action taken.

After all required checks are complete, the engineer should issue the record even when defects need attention. Read any safety advice, keep records of remedial work and do not use an appliance identified as unsafe.

Confirm that the agreed visit covers the relevant boilers, cookers, gas fires and flues. Ongoing maintenance, boiler servicing and repairs are separate from producing the annual record; ask which work your quote includes.

Gas Safety Duties for East London Landlords

For rented homes covered by the landlord duties under the Gas Safety (Installation and Use) Regulations 1998, the main requirements are to:

• Have the gas appliances and flues you provide checked at least every 12 months by a Gas Safe registered engineer qualified for that work.
• Maintain the gas appliances, flues and installation pipework for which you are responsible, and deal with safety defects.
• Supply the record to existing tenants within 28 days of the completed check and to new tenants before they move in.
• Retain the record for at least two years. If you use the permitted early-check arrangements to keep the original annual deadline, retain the relevant record until two further checks have been completed.

Plan access with the tenant. If access cannot be obtained, keep evidence of reasonable attempts to arrange the inspection; do not force entry.
