What Is a Gas Safety Certificate?
For a rented home, “gas safety certificate” and “CP12” usually mean the Landlord Gas Safety Record. It records the results of the required checks on the appliances and flues listed, including any safety defects and action taken.
The record identifies the property, landlord or agent, engineer, inspection date and items checked. It describes the findings at that visit; it does not guarantee that the whole gas installation will remain safe for the following year.

Why a Gas Safety Check Matters
A check can identify safety problems with gas appliances and their flues. It is one part of looking after the installation: maintenance and prompt attention to faults remain necessary between inspections.
For London landlords
In rented homes covered by the landlord gas safety duties, you must:
- Arrange a gas safety check at least every 12 months for the appliances and flues you provide, using a Gas Safe registered engineer qualified for the work.
- Maintain the gas appliances, flues and installation pipework for which you are responsible.
- Give existing tenants the record within 28 days of the completed check, and new tenants a copy before they move in.
- Keep records for at least two years. When using the permitted early-check window to retain the original annual deadline, keep the relevant record until two further checks have been completed.

For homeowners
Living in your own home does not itself create the landlord’s annual record requirement. HSE strongly recommends regular maintenance and annual servicing by a suitably qualified Gas Safe registered engineer. A safety check does not replace a boiler service or guarantee warranty cover; follow the manufacturer’s instructions and warranty terms.
What Happens During a Gas Safety Inspection?
Before the visit, agree which appliances and flues need checking and how the engineer will access them. A domestic landlord check assesses the relevant appliances’ safe operation, including the flue, ventilation, operating pressure or heat input, and safety devices as applicable.
Installation pipework has a separate maintenance requirement. HSE recommends asking for a gas tightness test and a visual examination of accessible pipework alongside the annual check. Confirm these in the quotation, together with any boiler servicing you need.
Once the required checks are complete, the Gas Safety Record should be issued even if defects are found. The engineer should explain the findings and any immediate safety action. Do not use an appliance identified as unsafe. Repairs and any further checks need to be agreed separately, and their records kept with the original inspection record.
Ask how and when the paperwork will be delivered. If access prevents the required checks from being completed, agree what is needed to finish the inspection.

This flexibility does not provide extra time after a check becomes overdue.
What If the Check Is Overdue?
Arrange the outstanding inspection promptly and address any safety concerns. A later check does not remove a previous gap in meeting your duties. Failure to meet landlord gas safety requirements can lead to enforcement action.
