Carbon Monoxide Alarm Certificate in Kent
Request the right alarm inspection, functional check or installation record
Send the Kent postcode, property and tenancy route, every fixed combustion appliance and room, alarm make, model, location, power source and expiry date, the result or fault reported, access, deadline and the evidence requested. Upkeepone will qualify the correct service before attendance.
Start with the customer's real decision
A tenancy record, new installation and sounding alarm are three different routes
Inspection and dated test record
Identify the tenancy, rooms used as living accommodation, fixed combustion appliances and prescribed alarms. State whether the record is for a new tenancy, audit or agent file.
Alarm and appliance facts first
Send the alarm model, fuel and appliance, manufacturer instructions, room use and any building-control or specialist requirement. Placement cannot be assumed from a photograph alone.
Use the emergency route now
Do not wait for a routine certificate appointment. Evacuate, call the National Gas Emergency Service and seek medical help as directed by current government and NHS guidance.
Possible carbon monoxide exposure
A sounding alarm is not a routine booking enquiry
Leave the property and use the emergency route
If a carbon monoxide alarm sounds or a leak is suspected, stop using appliances and evacuate immediately. Call the National Gas Emergency Service on 0800 111 999, do not re-enter until advised and seek immediate medical help.
Call NHS 111 for suspected symptoms. Call 999 for severe breathing difficulty, sudden confusion, loss of consciousness, weakness or chest pain. This page's quote form is not monitored as an emergency service.
Current minimum rented-home duties in England
Equip the relevant rooms, check at a new tenancy and act on reported faults
Living accommodation with a fixed combustion appliance
A relevant landlord must equip a CO alarm in every room used wholly or partly as living accommodation that contains a fixed combustion appliance, except a gas cooker.
Check proper working order that day
Each prescribed smoke and CO alarm must be checked by or on behalf of the landlord on the day the new tenancy begins. Keep dated evidence identifying the devices and result.
Determine, repair or replace promptly
After a tenant or representative reports a possible fault, the landlord must determine whether the alarm works and repair or replace it if faulty as soon as reasonably practicable.
No single alarm type, position or certificate
The rented-home rules do not specify one hard-wired or battery product, one exact position or one universal certificate. Building, resident and manufacturer requirements still matter.
Keep installation guidance and tenancy duties distinct
The right position depends on the alarm, appliance, room and applicable route
Rented-home alarm provision
Government landlord guidance recommends an alarm suited to the building and residents and compliant with BS EN 50291. The individual manufacturer's installation and testing instructions must be followed.
New or replacement combustion appliance
Approved Document J guidance covers CO alarms when new or replacement fixed gas appliances other than cooking-only appliances, solid-fuel appliances or oil appliances are installed in dwellings.
Typical same-room positioning
Current Approved Document J guidance normally places the alarm in the same room, between one and three metres horizontally from the appliance, with stated wall or ceiling clearances. Manufacturer instructions remain decisive.
HMO, guest or specialist premises
Licensing, a fire risk assessment, guest-accommodation duties or a specialist detection system can add requirements. Send the property use, licence and existing safety information before the route is agreed.
Quote-ready in four steps
Send the premises, appliance schedule, alarm details and requested evidence
Identify the property
Give the full Kent address, postcode, use, tenancy or ownership route, rooms and occupants, plus the new-tenancy, handover or audit date where relevant.
List fixed appliances
For each room, list gas, oil, wood, coal or other fixed combustion appliances, the fuel, appliance type, flue route and latest safety or service information.
List every CO alarm
Include location, make, model, power source, serial or asset number, installation date, replacement date, indicators, instructions and any fault or alarm history.
Confirm scope and access
Send photographs, previous records, exact wording requested, occupied areas, keys, parking, access limits, deadline and the on-site contact before requesting a date.
Agree the output before attendance
A useful record connects every accessible alarm to its room, appliance and result
Premises and duty route
Address, client, property use, tenancy status, attendance date, areas included, evidence requested and the party responsible for follow-up.
Alarm and appliance schedule
Accessible alarm location, make, model, power, serial or asset reference, age or end-of-life marking and the fixed appliance declared in that room.
Agreed functional checks
Visible condition, indicators and manufacturer-prescribed test-button response, including audible or visual outcome and any device that is missing, damaged, expired or non-responsive.
Faults, limitations and actions
Inaccessible rooms, illegible details, concealed wiring or sensor performance outside scope, replacement recommendations and any separate appliance, flue, ventilation or specialist alarm work needed.
Evidence without false assurance
An alarm test record does not certify the combustion appliance
Define what the requested "certificate" needs to demonstrate
A point-in-time visit can identify accessible CO alarms, record legible device information and document agreed functional checks. It cannot guarantee future operation, prove sensor calibration or certify that a boiler, fire, stove, flue or ventilation arrangement is safe.
Government guidance is explicit that a carbon monoxide alarm is not a substitute for correct appliance installation and regular servicing. Gas, oil and solid-fuel work needs the appropriate registered or competent engineer route. An alarm that has sounded requires an emergency response before any routine record.
Send the exact evidence request before booking. If the customer needs alarm installation, appliance safety work, a gas safety record, investigation after activation or a specialist system assessment, Upkeepone will qualify that as a separate scope.
Keep the record alive after the visit
Testing, fault reporting and end-of-life replacement continue
Record the prescribed alarms
Check proper working order on the day a new tenancy begins and retain dated evidence linked to the property and devices.
Give clear instructions
Provide occupants with the manufacturer's test and alarm-response instructions and a clear way to report a fault.
Investigate and act
Determine whether the alarm works and arrange repair or replacement as soon as reasonably practicable if it is faulty.
Plan replacement
Track manufacturer replacement dates and warnings. Do not wait for a failed tenancy-day check or sounding fault indicator.
