What Is a Gas Safety Certificate (CP12)?

A Landlord Gas Safety Record is the document often requested as a CP12 or gas safety certificate for a rented home. It identifies the property, landlord or agent, engineer and check date, then records the appliances and flues checked, the findings and any action taken.

After all required checks are complete, the engineer should issue the record even when defects need attention. Read any safety advice, keep records of remedial work and do not use an appliance identified as unsafe.

Confirm that the agreed visit covers the relevant boilers, cookers, gas fires and flues. Ongoing maintenance, boiler servicing and repairs are separate from producing the annual record; ask which work your quote includes.

See HSE’s explanation of what a Gas Safety Record must contain.

Gas Safety Duties for East London Landlords

For rented homes covered by the landlord duties under the Gas Safety (Installation and Use) Regulations 1998, the main requirements are to:

  • Have the gas appliances and flues you provide checked at least every 12 months by a Gas Safe registered engineer qualified for that work.
  • Maintain the gas appliances, flues and installation pipework for which you are responsible, and deal with safety defects.
  • Supply the record to existing tenants within 28 days of the completed check and to new tenants before they move in.
  • Retain the record for at least two years. If you use the permitted early-check arrangements to keep the original annual deadline, retain the relevant record until two further checks have been completed.

Plan access with the tenant. If access cannot be obtained, keep evidence of reasonable attempts to arrange the inspection; do not force entry.

Our landlord gas safety service page explains appliance ownership, shared heating and renewal timing in more detail. For official guidance on the duties and access, refer to HSE’s landlord and letting-agent guidance.

East London coverage and arranging a visit

We consider gas safety enquiries for Stratford, Ilford, Barking and other East London addresses. Please provide the full postcode: it helps us assess the journey and the work before discussing appointment options.

  • Priority areas: London, Essex and Kent.
  • Other covered counties: Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex.
  • Other UK areas: considered by request.

These areas apply to domestic natural gas inspections, landlord gas safety checks, LPG enquiries, commercial gas work and boiler servicing. Attendance is subject to the postcode, installation, access, travel and availability of an appropriately qualified engineer.

For an East London flat or shared building, let us know whether the appliances, meter or flue need a keyholder or building manager to provide access. Include the fuel, appliance details, preferred dates and any deadline in your enquiry.

If you need an urgent check, contact us to discuss what can be arranged. A same-day or next-day visit needs confirmation for the particular job. Agree the appointment and expected document delivery separately; a visit does not imply that the record will be ready for your deadline.

East London gas safety FAQs

How long does a gas safety check take?
The time needed depends on the number and type of appliances, the installation and access. Give us those details when requesting a visit, and ask us to confirm the expected duration. If a tenant or building manager is providing access, agree a suitable window with them. Ask separately about the delivery of the inspection record.
Do landlords need a gas safety certificate?
Yes, where the rented accommodation and supplied gas appliances or flues fall within the landlord gas safety rules. The relevant equipment needs a check at least every 12 months, with a record of the results. This is separate from ongoing maintenance. If the building has communal heating or the tenant owns an appliance, explain that when arranging the inspection so the responsibilities can be clarified.
