Why you may be arranging an inspection

Taking a lease, managing a building or reviewing an older report

Moving into a business unit

Ask for the previous electrical records early. Check that they describe the unit you are taking, and tell us about a planned fit-out or extra equipment. A report on the existing wiring will not certify electrical work completed afterwards.

Looking after several occupiers

A communal board may supply corridors, outdoor lighting or shared plant as well as individual units. Identify the areas you manage and involve tenants whose access or electricity supply could be affected.

Responding to a report request

Forward the wording from your landlord, managing agent or insurer. Include the premises address and deadline so the proposed inspection can be checked against the request. The recipient may require more than a general statement that the electrics were tested.

Planning the visit

Access arrangements that help the inspection run smoothly

The practical arrangements matter just as much as the address. Let us know how your Essex premises operate, especially where the electrician will need someone else’s keys, permission or assistance.

Occupied shops and offices

Tell us when staff and customers are present, where the boards are located and which rooms can be opened. If a board is behind stock or furniture, arrange clear, safe access before the appointment.

Cafés, restaurants and food storage

Explain how refrigeration, tills and other essential equipment are used. Some tests involve isolation. Agree any interruption with the person responsible for the business and make the necessary arrangements for stock and equipment.

Workshops and industrial estates

Include the unit number, estate entrance and any gate or induction instructions. Declare three-phase supplies, additional boards and machinery. Testing the fixed wiring does not automatically include the machine’s internal controls or specialist equipment.

Shared buildings and locked plant rooms

Check who can authorise a shutdown and provide access to landlord-controlled areas. A keyholder who can open the unit may not have access to every board or the authority to interrupt a shared supply.

Photographs can help with the quotation. Only photograph a closed board front or a circuit schedule you can reach safely. Leave covers in place and keep clear of electrical parts. An earlier EICR can be useful even if its labels or circuit list need checking.

Inspection and report

Know which parts of the building the EICR covers

Before testing, the electrician establishes the agreed extent of the inspection and any limitations. Available records help identify the installation; accessible wiring, distribution equipment and protective measures are inspected and appropriate tests are carried out.

Your Electrical Installation Condition Report should identify what was examined, the test results, observations and overall assessment. It also records limitations and the recommended next inspection. Keep it with the property’s electrical records so the next person managing the premises can understand its history.

Ask us to confirm the expected visit length and report-delivery arrangements for your job. A deadline in an enquiry is useful information; the appointment still needs to be agreed.

Electrical safety responsibilities

Set the inspection interval from the premises and its use

Essex businesses follow the same workplace electrical safety duties as businesses elsewhere in Great Britain. The Electricity at Work Regulations require electrical systems to be maintained to prevent danger, so far as reasonably practicable. They do not set one annual or five-year EICR rule for every commercial property.

Use competent advice, the previous findings and the recommended inspection date to plan maintenance. Changes in use, damage, alterations or added loads may mean that an existing programme needs review. Lease and insurer conditions should also be checked.

London, Essex and Kent are our priority areas for regular enquiries. We also cover Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex, and consider other UK areas by request. Attendance depends on the postcode, installation, access, travel and the availability of an appropriately qualified engineer.

Before arranging a visit

Essex commercial EICR booking questions

Does a small shop qualify for the five-circuit starting price?

It may do, but the floor area alone does not establish the circuit count. A small unit can have separate circuits for lighting, sockets, heating, kitchen equipment or an outbuilding. Describe the premises and share an existing schedule if available; the installation and any extra work must be checked before the final price is agreed.

Can I organise the inspection for a tenant without being there?

You can make the enquiry on their behalf. Before attendance, arrange a named contact who can provide access and obtain any permission needed for testing or isolation. Give us the tenant or managing agent details relevant to the visit, and agree who is to receive the report.

Our board is in a neighbouring unit. What should we do?

Mention this when requesting the quote. Establish who controls the board, who can open the neighbouring unit and whether other occupiers share its supply. Access and any interruption affecting those occupiers need to be agreed. The inspector should record limitations if parts of the agreed installation cannot be assessed.

Can you assess an Essex unit before the lease is signed?

Send the proposed address, the landlord or agent contact, any existing electrical records and the date by which you need the findings. Attendance requires permission to access and test the installation. Confirm that the planned scope meets the information your adviser or landlord has requested; we cannot promise a report date until the arrangements are checked.

The previous tenant left an EICR. Is a new one necessary?

Start by checking which installation the report covers, its findings, limitations and recommended next inspection. Tell the electrician about alterations, damage, changed use or equipment added since that visit. A change of tenant alone does not answer whether the old report is adequate. The installation needs competent assessment, alongside any lease or insurer requirements.

Do you consider sites outside the Essex towns listed?

Yes. The town list is a guide to the area served. Send the full postcode for a village, rural site or other unlisted address, together with access details. We check the travel, installation requirements and engineer availability before offering attendance.

Can a three-phase installation be included?

Declare the three-phase supply, all known boards and the equipment they serve when enquiring. The quotation and engineer selection depend on the actual installation. Machinery, specialist controls, high-voltage equipment and other specialist systems need their scope and competence considered separately; they are not automatically covered by a general EICR booking.
