Electrical Certificate in Essex

Book the electrical inspection or record that matches the property and the request

"Electrical certificate" can mean an EICR for an existing installation, evidence for new or altered work, PAT testing or another specialist record. Send the Essex postcode, property use, consumer units, circuits, access, existing evidence and deadline so the right route can be checked.

Choose the evidence before the appointment

Four common Essex electrical enquiries need different outputs

Existing fixed installation

Electrical Installation Condition Report

An EICR records the condition of the agreed existing installation. It includes extent, limitations, observations and an outcome; it is not an installation certificate or a guaranteed pass.

Open electrical safety services

New or altered electrical work

Installation or minor-works certificate

An Electrical Installation Certificate or Minor Electrical Installation Works Certificate relates to applicable completed work. Send the work description and contractor evidence rather than ordering a generic EICR by default.

Check competent person schemes

Portable equipment

PAT is a separate risk-based route

Portable-appliance maintenance and testing are not automatically included in an EICR. State the premises, equipment inventory, environment, use and responsible dutyholder.

Open PAT testing services

Specialist or commercial systems

Match the workplace and requested record

Emergency lighting, fire alarms, commercial distribution, machinery and landlord supplies can need different competence, access and documents. Describe the systems and operating constraints.

Request Likely route Send before quotation Important boundary
Landlord needs the fixed installation checked EICR for the declared rented premises. Tenancy dates, current report or EIC, boards, circuits, access and deadline. Remedial work and follow-up evidence are separate unless expressly included.
Homeowner wants a safety assessment EICR or a more focused investigation, depending on the concern. Property age, alterations, boards, symptoms, previous evidence and intended decision. An EICR is not a warranty and does not certify portable appliances.
Buyer, seller, lender or insurer asks for evidence The exact document or inspection requested by that party. Forward the requester's wording, transaction stage, available records and access. Do not assume one certificate will satisfy every third party.
Electrical work was installed or altered Applicable installation, minor-works and notification evidence. Work scope, date, circuits, installer details and existing documents. A later EICR does not recreate every missing completion or notification document.
Business or communal installation needs testing Commercial EICR or planned maintenance scope. Dutyholder, boards, circuits, plant, operating hours, isolation and record recipient. Specialist systems and disruptive access must be agreed before attendance.

Quote-ready in four steps

Prepare the installation before requesting a date

1. Identify the purpose

Who asked for what?

State landlord compliance, homeowner safety, purchase or sale, workplace maintenance, new work or another third-party requirement. Attach the exact wording.

2. Describe the installation

Boards, circuits and connected areas

List every consumer unit and sub-board, known circuits, outbuildings, communal supplies, installation age, alterations and specialist systems.

3. Plan access and isolation

Occupants and operations matter

Confirm tenant notice, keys, locked rooms, parking, vulnerable occupants, business hours and equipment that cannot readily be isolated.

4. Share the evidence

Reports and photographs reduce assumptions

Send the previous EICR, installation certificates, circuit schedules, concern history and clear photographs of boards and labels.

At the inspection

The report reflects accessible evidence and findings on the day

The qualified person agrees the extent and limitations, visually inspects accessible parts and completes appropriate testing for the declared installation. Safe access and planned interruption of supplies may be required.

The report identifies the premises, installation, inspection results, observations and outcome. It should not be confused with a repair quotation, completion certificate, PAT record or a promise that no defect exists outside the agreed scope.

Current landlord guidance in England

Private and social rented homes require current evidence and timing checks

GOV.UK says relevant rented-home electrical installations must be inspected and tested by a qualified person at least every five years, or sooner when the report requires it. Landlords must obtain the report and provide copies within the applicable timescales.

The 2025 extension brought social rented homes into the regime with transition dates linked to tenancy timing and existing evidence. Send the tenancy date and current documents so the live guidance can be applied rather than relying on older private-sector-only summaries.

If action is required

Keep inspection, repairs and confirmation evidence distinct

An unsatisfactory report is a finding, not a failed service

If the report identifies danger, potentially dangerous conditions or further investigation, it may be unsatisfactory. A provider cannot responsibly promise a satisfactory outcome before inspection.

Current England landlord guidance says required remedial work or further investigation must generally be completed within 28 days, or sooner if the report specifies a shorter period. The appropriate written confirmation must then be supplied within the applicable time.

Keep the original report, work authorisation, repair evidence and follow-up certification together. Do not replace the inspection history with only an invoice.

What the booking should deliver

Clear scope before attendance and usable evidence afterwards

Written quotation

Named property and installation

The address, purpose, boards, circuits, inspection, report, VAT position, access and exclusions are stated before attendance.

Qualified person check

Competence for the inspection

The person must be competent for the required inspection and testing, installation type and any relevant further work.

Condition report

Extent, limitations and findings

The EICR records the agreed installation, results, observations, limitations and overall outcome without promising a pass.

Separate follow-up

Investigation, repairs and evidence

Further work is authorised and priced separately unless included, then supported by the appropriate confirmation or certification.

Postcode-qualified coverage

Regular Essex work with wider areas considered

Essex enquiries can include Chelmsford, Brentwood, Basildon, Braintree, Colchester, Maldon, Witham, Epping, Harlow, Thurrock, Southend-on-Sea and surrounding locations. Attendance is confirmed after the full postcode, installation, access and required competence are checked.

Regular work also covers London and Kent. Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex can be considered when the right trade is available. Other areas are considered by request.

Electrical certificate Essex FAQs

Which electrical certificate do I need in Essex?
Start with the work and the person requesting evidence. An EICR records the condition of an existing fixed installation. An Electrical Installation Certificate or Minor Electrical Installation Works Certificate relates to new or altered installation work. PAT, emergency-lighting and fire-alarm records are separate. Send the requester's wording and existing documents before booking.
What does an Essex EICR cover?
An EICR involves inspection and testing of the agreed fixed electrical installation, such as consumer units, circuits and accessible accessories. The report records its extent, limitations, observations and overall outcome. Portable appliances, repairs and specialist systems are not automatically included.
How often does an Essex landlord need an EICR?
Current England guidance requires relevant rented-home electrical installations to be inspected and tested by a qualified person at least every five years, or sooner when the previous report requires it. Tenancy dates, existing EIC or EICR evidence and the current private or social rented-sector rules must also be checked.
Does an Essex homeowner need an electrical certificate?
An owner-occupier does not automatically use the rented-sector five-year EICR rule. A condition report may still be requested for safety, maintenance, a property purchase or sale, an insurer, a lender or another third party. New or altered electrical work can require its own installation certificate and Building Regulations evidence.
Can an EICR be guaranteed to be satisfactory?
No. An EICR records the condition found through the agreed inspection and testing. If danger, potentially dangerous conditions or a need for further investigation are identified, the report may be unsatisfactory. Investigation, repairs and follow-up evidence should be authorised separately unless the quotation expressly includes them.
What details are needed for an Essex EICR quotation?
Send the full postcode, property use, approximate age, every consumer unit and sub-board, known circuit count, outbuildings or communal areas, occupancy, access, previous reports, known faults and required date. Clear photographs of boards and circuit schedules help qualify the scope.
How much does an electrical certificate cost in Essex?
There is no reliable county-wide price for every installation. The quotation depends on the postcode, property use, boards, circuits, installation condition, access, occupancy, records, inspection purpose and any additional work. Ask for the report, VAT position, parking, limitations, remedials and return attendance to be separated in writing.
How long does an Essex EICR take?
The duration depends on the size and complexity of the installation, boards and circuits, access, occupancy, isolation constraints, previous records and what is found. A small accessible flat, a large house with outbuildings and operating commercial premises are not equivalent. Timing is confirmed after the scope is checked.
What happens if an Essex landlord EICR requires remedial work?
Current England guidance says required remedial work or further investigation must generally be completed within 28 days, or sooner if the report specifies a shorter period. The appropriate written confirmation must then be provided within the applicable timescale. Keep the original report and the follow-up evidence together.
Which areas can Upkeepone cover for electrical certificates?
Essex, London and Kent are regular work areas. Enquiries in Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex can also be considered when the right trade is available. Other areas are considered by request. Every appointment remains subject to the postcode, installation, access and suitable electrician availability.
