What this installation service covers

This page is for electrical work to install, replace or alter emergency lighting. The right solution depends on your building, how it is used, its escape routes and the evidence already available.

New fittings or a new system

Tell us whether this is a fit-out, refurbishment or a change of use, and which areas need attention. The proposed work can then be scoped against the information available for the premises.

Replacement and improvement work

Describe failed, damaged or ageing fittings, a layout change, or recommendations recorded by a competent fire risk assessor or maintenance contractor. Include the relevant report if you have it.

Alterations to an existing installation

Changes to partitions, routes, doors, occupancy or building layout can affect an existing arrangement. Explain what has changed so the request can be assessed in context.

Upkeepone does not carry out a fire risk assessment through this electrical installation enquiry. If you need an assessment or a test record for an existing system, say so; the appropriate service and contractor competence must be confirmed separately.

Does every premises need emergency lighting?

The answer depends on the premises and its fire risk assessment. In England, Home Office guidance explains that where escape routes and exits need artificial lighting, adequate emergency lighting must also be provided where necessary. Small premises may sometimes have reliable borrowed light, but that must be considered in context.

The responsible person should use the premises’ fire risk assessment and suitable technical advice to decide what is needed. An installation should not be presented as a one-size-fits-all legal requirement.

Read the Home Office guide for people with fire safety duties in England.

Installation, inspection and testing are different jobs

A new or altered installation is not the same as periodic inspection and testing of an existing system. It is also separate from a fixed-wiring EICR, portable appliance testing, a fire alarm service or a fire risk assessment.

For existing emergency-light testing enquiries in Essex or Kent, use the Essex emergency lighting certificate page or Kent inspection and test page. For fixed wiring, see commercial EICR and fixed wire testing.

How an enquiry becomes an agreed installation

Send the details

Give us the postcode, premises use, affected areas, requested work and relevant plans or records.

Check the scope

We review the installation, access, operating constraints, travel and competence needed for the work.

Agree the quotation

The proposed work, exclusions, access needs, price basis and timing must be agreed before attendance.

Plan and complete

We confirm the appointment and work arrangements. Any additional work or changed scope should be agreed separately.

What to include in your quote request

  • Full postcode, building type and how the premises are used
  • Whether you need a new installation, replacement fittings or alterations
  • Floors, escape routes and areas affected; note areas without natural light
  • Existing drawings, fitting schedule, fire risk assessment actions or reports, if available
  • Access, ceiling height, occupied hours, site induction and parking arrangements
  • Your target date and any planned refurbishment or layout change

Please do not remove covers or approach unsafe equipment to take photographs. A clear description is enough to start.

Request an emergency lighting installation quote

Send the postcode and describe the work. We will review the details and contact you about scope and availability. An enquiry does not confirm a booking.

Our team will be in touch as soon as possible to discuss your needs.

Emergency lighting installation questions

What is emergency lighting?

Emergency escape lighting is intended to illuminate escape routes if normal lighting fails. Home Office guidance notes that the term emergency lighting can also include lighting that lets normal activities continue during a power cut; for fire safety, the question is whether escape routes and exits need adequate illumination.

Is emergency lighting legally required in every commercial building?

No single statement fits every premises. In England, the Fire Safety Order requires adequate emergency lighting where necessary when escape routes and exits need artificial illumination. The responsible person should determine what is needed through the fire risk assessment. Fire safety rules and guidance differ across the UK nations.

Can you install or replace emergency lights in an occupied building?

Tell us the occupied hours, access arrangements, areas in use, site rules and work restrictions. We will check whether the job can be planned around those conditions before confirming attendance.

Does installation include emergency lighting testing or a certificate?

Not automatically. Installation, commissioning, periodic inspection and testing, maintenance, remedial repairs and written records need to be agreed as part of the job. Ask us to confirm in writing which work and documents are included in the quotation.

Can you inspect an existing emergency lighting system?

Existing-system inspection and testing is separate from installing or altering fittings. Upkeepone has dedicated emergency-lighting certificate pages for Essex and Kent; send your postcode and the record you need so the correct scope can be checked.

Which areas can Upkeepone attend?

London, Essex and Kent are priority areas. Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex are also covered, and other UK areas are considered by request. Attendance depends on the postcode, installation, access, travel and availability of an appropriately qualified engineer.

What information will help you quote?

Send the full postcode, premises type and use, the work needed, areas affected, available plans or fire risk assessment actions, access and operating-hour restrictions, and target date. This helps establish the right scope before a visit is discussed.

Discuss an emergency lighting installation

Send your postcode and a short description of the work. Upkeepone will check the scope and suitable engineer availability before confirming next steps.
