What Is a Gas Safety Certificate?

For a rented home, “gas safety certificate” and “CP12” usually mean the Landlord Gas Safety Record. It records the results of the required checks on the appliances and flues listed, including any safety defects and action taken.

The record identifies the property, landlord or agent, engineer, inspection date and items checked. It describes the findings at that visit; it does not guarantee that the whole gas installation will remain safe for the following year.

For the document requirements, see HSE’s guidance on Gas Safety Records.

Why a Gas Safety Check Matters

A check can identify safety problems with gas appliances and their flues. It is one part of looking after the installation: maintenance and prompt attention to faults remain necessary between inspections.

For London landlords

In rented homes covered by the landlord gas safety duties, you must:

  • Arrange a gas safety check at least every 12 months for the appliances and flues you provide, using a Gas Safe registered engineer qualified for the work.
  • Maintain the gas appliances, flues and installation pipework for which you are responsible.
  • Give existing tenants the record within 28 days of the completed check, and new tenants a copy before they move in.
  • Keep records for at least two years. When using the permitted early-check window to retain the original annual deadline, keep the relevant record until two further checks have been completed.

Appliance ownership and shared heating matter. Tell us about tenant-owned equipment or a communal boiler when booking. Our landlord gas safety service page explains the responsibilities and renewal rules in more detail.

For homeowners

Living in your own home does not itself create the landlord’s annual record requirement. HSE strongly recommends regular maintenance and annual servicing by a suitably qualified Gas Safe registered engineer. A safety check does not replace a boiler service or guarantee warranty cover; follow the manufacturer’s instructions and warranty terms.

What Happens During a Gas Safety Inspection?

Before the visit, agree which appliances and flues need checking and how the engineer will access them. A domestic landlord check assesses the relevant appliances’ safe operation, including the flue, ventilation, operating pressure or heat input, and safety devices as applicable.

Installation pipework has a separate maintenance requirement. HSE recommends asking for a gas tightness test and a visual examination of accessible pipework alongside the annual check. Confirm these in the quotation, together with any boiler servicing you need.

Once the required checks are complete, the Gas Safety Record should be issued even if defects are found. The engineer should explain the findings and any immediate safety action. Do not use an appliance identified as unsafe. Repairs and any further checks need to be agreed separately, and their records kept with the original inspection record.

Ask how and when the paperwork will be delivered. If access prevents the required checks from being completed, agree what is needed to finish the inspection.

How to Book a Gas Safety Certificate in London

Booking your gas certificate with us couldn’t be easier!
Just follow three simple steps:

  • Contact Us – Call us or fill out our quick online form.
  • Suggest a Time – Tell us your preferred dates and when access is available.
  • Confirm the Visit – Agree the scope, appointment and expected document delivery before attendance.

If you receive an electronic record, keep a secure copy. You can send it electronically to a tenant who agrees and can access it; provide a paper copy if they request one.

Planning the Next Annual Check

Record the next due date when you receive the inspection paperwork and allow time to arrange access. Eligible checks completed within the final two months before the existing deadline can retain that deadline for the following year. This flexibility does not provide extra time after a check becomes overdue.

What If the Check Is Overdue?

Arrange the outstanding inspection promptly and address any safety concerns. A later check does not remove a previous gap in meeting your duties. Failure to meet landlord gas safety requirements can lead to enforcement action.

If a tenant is not providing access, keep correspondence and evidence of reasonable attempts to arrange the visit. Do not force entry. HSE’s landlord guidance explains the approach to access and compliance.

London coverage and appointment checks

A London address is the starting point for an enquiry. To check whether we can arrange the visit, we need the full postcode, the fuel and appliances, and details of the installation.

  • Priority areas: London, Essex and Kent.
  • Also covered: Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex.
  • Elsewhere in the UK: enquiries are considered by request.

This coverage applies to domestic natural gas inspections, landlord gas safety checks, LPG enquiries, commercial gas work and boiler servicing. Each visit depends on the postcode, installation, access, travel and availability of an appropriately qualified engineer.

We consider enquiries across North, South, East, West and Central London. The areas include Westminster, Camden, Kensington and Chelsea, Islington, Barnet, Enfield, Haringey, Croydon, Bromley, Wandsworth, Lambeth, Hackney, Tower Hamlets, Newham, Barking, Ealing, Hounslow, Brent and Hammersmith.

For flats and managed buildings, tell us who will provide access and whether the meter, appliances or flue are in a locked or shared area. Mention parking restrictions and any deadline for the check. We review these details before agreeing an appointment; a postcode alone does not confirm attendance.

Suspect a gas leak? Do not wait for an inspection booking. For a mains gas emergency in London, call the National Gas Emergency Service on 0800 111 999 from a safe place. For LPG, contact your supplier’s emergency service.

Gas safety certificate London FAQs

Do you cover urgent bookings?
For an urgent inspection request, call with the postcode, fuel, appliances and the date you need the check. We will assess access, travel and engineer availability before offering an appointment. The inspection date and document delivery timing need separate confirmation.
Do landlords need this every year?
For rented homes covered by the landlord duties, the appliances and flues the landlord provides need an annual gas safety check. Keeping the record and giving tenants their copies are required too. Maintenance remains a separate responsibility.
Can you inspect commercial properties?
Commercial gas enquiries are considered within the confirmed service areas. Tell us how the premises are used, the fuel and the equipment involved. Attendance depends on the postcode, installation, access, travel and an engineer with the appropriate qualifications being available.
Which areas do you cover?
London, Essex and Kent are the priority areas. Hertfordshire, Surrey, Buckinghamshire, Berkshire and Sussex are also covered, with other UK locations considered by request. This applies to domestic natural gas inspections, landlord gas safety checks, LPG enquiries, commercial gas work and boiler servicing. Every visit depends on the postcode, installation, access, travel and availability of an appropriately qualified engineer.
How long does a gas safety certificate last in London?
For a rented London home covered by the landlord duties, the relevant appliances and flues need a check at least every 12 months. The timetable relates to the checks, not the date the paperwork is sent. A qualifying check within the final two months before the existing deadline can preserve that deadline. The record describes findings at the visit; it is not a year-long safety guarantee.
Can I get a same-day gas safety certificate in London?
Call to check the options for your postcode and installation. A same-day visit cannot be promised: access, travel and an appropriately qualified engineer must be available. Ask separately when the inspection record can be delivered, particularly if a tenancy or letting-agent deadline is approaching.
Do homeowners need a gas safety certificate too?
An owner-occupier does not need the annual Landlord Gas Safety Record simply for living in their own home. HSE strongly advises regular maintenance and annual servicing by an appropriately qualified Gas Safe registered engineer. Tell us whether you want a safety inspection, a boiler service or help with a fault, as these are different jobs.
What’s the difference between a CP12 and a gas safety certificate?
For rented homes, people commonly use “CP12” and “gas safety certificate” when asking for a Landlord Gas Safety Record. The record sets out the completed checks and their findings, including defects. It is not necessarily a pass, and it is different from paperwork for a new boiler installation.
How can I verify if a gas engineer in London is registered?
Ask to see the engineer’s current Gas Safe ID card and check their details on the official Gas Safe Register. Check the work categories on the back of the card as well: registration alone does not establish competence for every fuel, appliance or installation. LPG and commercial work need the appropriate categories.
What documents will I receive after the inspection?
For a completed landlord inspection, the Gas Safety Record identifies the property, landlord or agent, engineer, date, appliances and flues checked, and the safety findings. It includes defects and action taken. Keep any warning notices and later repair or follow-up records with it. Confirm the delivery method and timing when arranging the visit.
Can I book a gas safety check at the weekend or in the evening?
You can request an evening or weekend appointment. Include your preferred times and when the tenant or keyholder can provide access. We will check the installation, postcode, travel and availability of an appropriately qualified engineer before confirming whether the visit can be arranged.
What happens if my property fails the gas safety inspection?
An unsafe appliance needs action, but the inspection record is not withheld until repairs are finished. Once all required checks are complete, the engineer should issue a record showing the findings and any action taken. Follow the safety advice and do not use an appliance identified as unsafe. Agree remedial work and any further checks separately, and retain the follow-up paperwork.
Can letting agents arrange the gas safety certificate on behalf of landlords?
Yes. An agent can arrange the visit and coordinate access and paperwork. The management agreement should clearly allocate responsibility for maintenance, safety checks, records and giving copies to tenants. Landlords should obtain the record and check that the agreed duties have been carried out; appointing an agent is not a reason to assume everything is complete.
Is a gas safety certificate required when selling a property in London?
Selling an owner-occupied home does not, by itself, trigger the landlord’s annual Gas Safety Record duty. Ask your conveyancer which documents are needed, including any installation and servicing records. A buyer may request a recent safety check. If the property is rented, the landlord duties still need to be met while those obligations apply.
Do I need a separate certificate for each flat in a block?
The records must identify the property and the appliances and flues checked. Tell us which flats have their own landlord-provided gas appliances and whether a communal boiler serves the building. Shared equipment needs coordination with the building owner or manager. A separate gas supply alone is not enough to decide the inspection and paperwork needed for each flat.
What’s included in a commercial gas safety certificate?
The scope depends on the premises, fuel and equipment. A restaurant kitchen, an office boiler and a communal heating installation can require different checks and records. A domestic landlord record should not be assumed to cover commercial equipment. Use our London commercial gas service page and describe the installation so the work and engineer qualifications can be assessed.
Can I check if my current gas certificate is still valid?
Start with the inspection date, the next due date and any earlier records used to preserve the annual deadline. Check that the document covers the relevant appliances and flues, and read any defects or follow-up action. Ask the issuing engineer about unclear entries. A recent record is no reason to ignore a new fault or safety concern.
How do I prepare for a gas safety inspection in London?
Provide the full address, appliance list and previous record if available. Agree access with the tenant or keyholder, including any locked meter cupboard or shared flue area. Clear ordinary stored items from around appliances without dismantling anything. Check the engineer’s Gas Safe ID when they arrive; you do not need a Gas Safe ID yourself. Confirm the expected visit length when booking.
Can I transfer my certificate if I switch tenants mid-year?
A change of tenant does not automatically require a fresh annual check. Give the new tenant the current record before they move in and keep the next inspection on schedule. The installation must still be maintained safely. Tell the engineer about appliances added or left by a previous tenant, as these may need attention before the next tenancy.
Are carbon monoxide alarms mandatory in London rentals?
For London, the England rules require relevant landlords to provide a carbon monoxide alarm in each room used wholly or partly as living accommodation that contains a fixed combustion appliance, except a gas cooker. This includes fuels other than gas. Required alarms must work when a new tenancy begins, and faulty alarms must be repaired or replaced once reported and confirmed faulty. See the government’s England alarm guidance for scope and exemptions. Alarms do not replace gas safety checks or maintenance.
What’s the quickest way to get a gas certificate near me in London?
Call or send an enquiry with the full postcode, the fuel, a list of appliances, the current record if you have it, and your deadline. Include the keyholder and any building-access or parking restrictions. These details help us assess the work and appointment options without needing to request the same information later.
Does the gas safety check include the boiler service?
A boiler service is separate from the gas safety check. The check assesses the relevant safety matters and records the findings; servicing follows the manufacturer’s maintenance requirements. Ask for both when requesting a combined visit and check that the quote includes each task. Repairs are separate work and should be agreed if needed.
Can tenants book a gas safety check themselves?
A tenant can help arrange an appointment with the landlord or agent’s agreement. This does not transfer the landlord’s gas safety duties to the tenant. Ask the landlord for the current record and report faults promptly. If you suspect a gas leak, use the appropriate gas emergency service rather than waiting for a routine safety-check booking.
