When someone asks for a certificate
First, establish which electrical document they mean
A commercial EICR assesses the condition of an existing electrical installation within an agreed extent. It is often what a landlord, managing agent or insurer means by an “electrical safety certificate”. Send us their actual request so the proposed inspection can be checked against it.
Existing wiring
An EICR concerns fixed wiring, distribution boards and the associated electrical installation. It records findings and test results; it cannot promise that no fault will develop later.
New electrical work
New installations, additions and alterations need the appropriate installation or minor works certification. An EICR is a different document and does not replace missing certification for that work.
Equipment and safety systems
Appliances, fire alarms and emergency lighting have their own inspection or maintenance needs. Tell us about any additional records requested; they are not automatically covered by the EICR.

Getting the address and extent right
Describe the space behind the business address
A trading name and postcode may not be enough to identify what needs inspecting. If your Bermondsey premises include a basement, an arch unit or a workspace within a larger building, give the unit reference, floor and entrance as well.
Mention any rear store, separate room or outdoor electrical supply that forms part of the enquiry. If the business has recently expanded into another unit, say so. The electrician needs to establish the installation’s boundaries before agreeing the inspection.
For a unit beneath flats or alongside another business, explain which areas you occupy and who manages the rest of the building. Access to a neighbouring property or communal area needs to be arranged with the responsible person.

Agree the work before setting the appointment
The advertised starting price covers up to five circuits. The final quotation depends on the installation and the arrangements needed to inspect it. Let us know about extra boards, specialist supplies, restricted access or a request for attendance outside normal hours.

Repairs are separate from the inspection price. If defects are found, discuss the proposed response and costs before authorising further work, while following any immediate safety advice.
Understanding the outcome
You receive findings, even when the result is unsatisfactory
The EICR records the inspection outcome. It is not a certificate held back until every defect has been repaired. Read the overall assessment together with the observations, schedules, inspected extent and any limitations.
Ask the electrician to explain what needs immediate attention, what needs urgent work and what is recommended for improvement or investigation. Do not assume an unsatisfactory result means the whole installation must be replaced.
Keep subsequent repair and investigation records with the EICR. They show how individual findings were addressed and help the next person responsible for the property understand its history.
Workplace electrical responsibilities
Keep inspection dates tied to the installation’s needs
Under the Electricity at Work Regulations, maintaining electrical systems to prevent danger is a workplace duty, so far as reasonably practicable. There is no single commercial certificate-renewal interval prescribed for all premises.
The next inspection date should reflect the installation, its use and the competent inspector’s assessment. Check your report’s recommendation alongside any insurance, lease or sector requirements. A change of use, damage or alteration may need attention before that date.
